Every work order starts with validation of the repair.  Is the tenant safely capable of the repair with phone support? Did they check the GFCI outlet in the kitchen?  Is this repair a tenant responsibility?  Did they clog the disposal or toilet?  These are some of the questions that should be asked before sending a technician out to the property.  This saves our owners and investors hundreds of dollars.

Preventative Maintenance Assessments

Would you like to check your home?  Many of our clients live out of state.  We set an appointment with your tenant for an assessment of the home.  A non intrusive visit to check on the condition of the home.  

Some repairs are not reported or just not noticed.  We check to make sure that the toilets are flushing correctly, see if the aerators need replaced, check under sinks for drips and drain leaks.  From top to bottom, we send pictures and a complete evaluation.

Move Out Assessments with Suggested Tenant Responsibility

How has the tenant taken care of your investment?  We do a complete assessment of the and note any items that should be tenant responsibility.  If you have a property management company, we can forward the assessment report to them.  They can determine, with you, what damages you would like to charge the tenant, if any.
